How much are buyer's closing costs?

We, work with quite a few buyers and there is always one question they ask regardless if they are a first time buyer or buying their 3rd, 4th or 5th property, and that is, “how much will my closing costs be”. Now there is no exact answer to this, as there are many factors that this will depend upon like, your loan amount, the type of loan you are approved for, the tax rate, lender fees, etc.
As a good “gauge” I tell most people to bank on anywhere between 2-3% of the purchase price.
